OUR SERVICEincludes dealing with all the formalities involved in making deeds including the preliminary and post-signature:
Preliminary signature:
• Preparing the draft copy and sending it to the appointed notary public.
• Coordinating agendas among the notary public, clients and agents to arrange transactions…
• Calculating financial cover according to the data provided, adapting it as much as possible to the real final cost.
Signing:
• We will accompany you when signing the deeds
Post-signature:
• Notary publics: Once the notary’s fees have been paid the documents are promptly collected so that they can then be presented in person at the Registry office.
• Tax settlement office: Paying stamp duty and transfer taxes.
• The Property-Trade-Births, Marriages and Deaths Register: The documents are presented at the local Land Registry Office. The documents are registered and then collected once the registry fees have been paid.
• Land Registry: Transferring property ownership (I.B.I –Property Tax.) at the land registry
• Capital Gains: Presenting the paper work and paying the Municipal Capital Gains Tax at the local Town Council.
• Submitting documentation: Once the file is complete we hand over all the documents involved in the transaction, together with the corresponding invoice and balance of accounts that clearly show all the allowances and expenses involved.
